Station 316 transformed a former 78,000 SF industrial warehouse and distribution site into a large-scale residential community designed for modern living. The 19-acre property was redeveloped to include 425 apartment units across three 4-story buildings, a 4-level parking garage, four detached garage buildings, and 240 surface parking spaces. Community amenities include a clubhouse with an outdoor pool, grilling and seating areas, pickleball and basketball courts, and a dog park.
The existing site included a warehouse and distribution facility with loading docks, parking areas, wooded uplands, and wetlands. RJ O’Connell guided the transformation of this underutilized industrial property into a thoughtfully planned multifamily development – balancing density, circulation, stormwater requirements, and environmental constraints. Approvals for the project included City Council Special Permit and Site Plan Review, Conservation Commission Order of Conditions, MWRA 8M Permit, and NPDES Construction General Permit.
