Hanover Stoneham is a five-story, 270-unit multifamily development located in Stoneham, Massachusetts. The project transformed an underutilized office and warehouse property into a modern residential community with structured parking, integrated amenities, and thoughtfully designed outdoor spaces.

RJ O’Connell & Associates provided civil engineering, land planning, and site design services, supporting the project from early permitting through construction.

Behind the finished product is a highly coordinated utility network. RJOC engineered the site’s drainage systems to manage runoff efficiently while aligning with regulatory requirements and site constraints. Every pipe, connection, and elevation was carefully considered to ensure long-term performance and reliability.

Grading and earthwork were approached strategically from the outset. RJOC developed balanced cut-and-fill solutions to reduce excess hauling while maintaining design intent. Curbing, walkways, and site edges were detailed to guide movement, define space, and support the overall structure of the site.

Stormwater management was a critical component of the project. RJOC designed and implemented infiltration systems that handle volume efficiently while meeting stringent environmental standards. These systems operate quietly beneath the surface, ensuring the site performs as well as it presents.

What was once a low-density office and warehouse site is now a fully realized residential community.
