Repositioning an Industrial Site for Modern Logistics

An aging industrial property. A tight urban site. A new high-bay warehouse designed to serve Greater Boston’s logistics network. RJ O’Connell helped guide the redevelopment of Chelsea Point from early planning through permitting, engineering, and construction, supporting the transformation of an 8-acre site along Chelsea Creek into a 146,000 SF warehouse and distribution facility.

Located along Chelsea Creek and bordered by residential neighborhoods on two sides, Chelsea Point required a thoughtful approach to site planning, access, circulation, and long-term operations. RJOC helped replace an outdated industrial manufacturing building with a modern high-bay warehouse facility designed for efficient distribution, with 35 tailboard loading docks and 200 parking spaces.
Urban industrial sites need to work hard. Every truck movement, loading area, parking field, and access point has to function safely and efficiently within limited space. RJOC’s site and civil engineering work supported the circulation, grading, stormwater, and infrastructure systems needed to keep the facility operating smoothly in a dense urban setting.
