RJOC secured land use permits on behalf of The Seyon Group to transform a vacant 140,000 SF commercial building that was operated as a fulfillment center into a research and development facility operated by 24m.
What began as a vacant fulfillment center required more than a simple upgrade. RJOC approached the project as a full-scale transformation, aligning site design, infrastructure, and permitting with the needs of a highly specialized R&D user. The result is a facility that performs at a higher level without starting from the ground up.

Located within a public water supply wellhead protection area, the project demanded a heightened level of environmental responsibility. RJOC led the permitting strategy, working closely with local and state agencies to ensure every aspect of the design met strict regulatory standards without slowing momentum. Stormwater management wasn’t just a requirement, it was a defining component of the project.
