Repositioning a Retail Landmark
for What’s Next

RJ O’Connell served as lead consultant for the transformation of Meadow Glen in Medford, providing the planning, permitting, and engineering solutions needed to convert an aging mall property into a modern, more connected retail destination.

A legacy shopping center. A major redevelopment. An active retail environment that needed to keep moving.

Originally constructed in 1978, Meadow Glen underwent a significant repositioning to meet the needs of today’s retailers and shoppers.

RJOC helped guide the redevelopment of the 300,000 SF property, supporting the demolition of a large portion of the existing shopping center and the construction of new retail space for Wegmans, Dick’s Sporting Goods, and Petco.

One of the project’s defining challenges was maintaining operations for Kohl’s and Marshalls throughout construction. RJOC coordinated site design, access, circulation, and construction-phase planning to support an active retail environment while major improvements were underway around it.

As lead consultant, RJOC prepared the permit applications and engineering plans needed to guide the project through approvals and construction, including an enhanced stormwater management system designed to control and treat runoff. From there, the team helped improve how the property functions day to day, upgrading pedestrian access, internal traffic circulation, parking areas, and landscape elements.

The result is a more connected, efficient retail environment that works better for tenants, shoppers, and the long-term performance of the property.
