RJ O’Connell served as Lead Consultant and Project Manager for Edgemere Crossing at Flint Pond, providing the planning, permitting, engineering, and construction-phase services needed to guide this large-scale mixed-use development from concept through completion.

Edgemere Crossing brings together residential, retail, dining, and open-space amenities within one cohesive development. RJOC helped establish the site framework that allowed each use to function independently while still feeling connected as part of a larger neighborhood experience.

With an 80,000 SF Market Basket as the retail anchor, the project required careful planning around access, circulation, parking, utilities, and pedestrian movement. RJOC’s site and civil engineering work helped support a retail environment designed for daily use, high traffic, and long-term operational efficiency.

Mixed-use projects require more than placing different uses side by side. They require infrastructure that supports how people live, shop, walk, park, and move through the site. RJOC coordinated grading, stormwater management, utilities, and circulation to support both the residential community and the surrounding retail experience.

As Lead Consultant and Project Manager, RJOC guided the project through state and local permitting, environmental approvals, land use entitlements, and construction documentation. The team’s hands-on coordination helped keep a complex approval process moving while aligning the needs of the developer, consultants, and permitting authorities.
