The Site Strategy Behind a Signature Life Science Address

100 Forge builds on RJOC’s long-term role in transforming Arsenal Yards from a former mall property into a true mixed-use destination. From rezoning and redevelopment strategy to site/civil engineering, permitting, and construction-phase services, RJOC helped create the framework for one of Watertown’s premier life science addresses.

Projects like 100 Forge require careful coordination between building design, utilities, grading, access, underground parking, pedestrian connections, and active construction conditions. RJOC provided site/civil engineering and project coordination to help align the technical details beneath the surface with the larger vision above it.

Behind the finished building is the infrastructure that supports daily performance. RJOC’s work included stormwater management, environmental planning, permitting, and construction documentation to help the site function efficiently within a dense mixed-use setting. From early feasibility through construction phase services, the team helped keep a complex project moving with clarity and control.

The finished site connects 100 Forge to the surrounding Arsenal Yards experience through walkways, outdoor space, landscape areas, and pedestrian-oriented design. RJOC’s work helped shape the transitions between building, parking, public realm, and surrounding uses, creating a site that feels fully integrated into the larger district.

The project shows how thoughtful planning and civil engineering can help transform a single building into part of a larger, more connected place.
