Construction Starts on New Apartment Community at 121 Grove Street in Franklin, MA

Construction is now underway at 121 Grove Street in Franklin, MA, where a new five-building, 330-unit multifamily community is beginning to take shape across a 30-acre site.

RJ O’Connell & Associates (RJOC) has been involved from the early stages of the project, leading the land planning and civil engineering efforts to help move the development from concept through permitting and into construction. Working closely with Fairfield and the consultant team, the focus has been on creating a buildable, efficient, and thoughtful design that responds to the realities of the site.

Navigating a Complex Site
The property features significant changes in topography, environmentally sensitive wetland resource areas, and shallow bedrock conditions throughout. Rather than forcing a solution, our team worked with the land, shaping a design that balances earthwork, reduces the need for excessive retaining walls, and respects the natural features of the site.

It’s a practical approach, but it’s also what allows projects like this to move forward smoothly once construction begins

Smart, Sustainable Infrastructure
A major component of the design is the stormwater management system, which combines underground retention and detention with surface-level systems across the site. It’s the kind of work that most people will never see, but it plays a critical role in how the site performs long-term, both from an infrastructure and environmental standpoint.

Designed for Connectivity and Accessibility
Beyond the infrastructure, the site has been designed to feel connected and easy to navigate.

Pedestrian walkways link all five residential buildings and the clubhouse, creating a cohesive community across a complex landscape.

Given the grade changes, careful coordination went into ensuring all routes are ADA and AAB compliant, without compromising the overall design.

Moving Forward
With construction now underway, it’s always rewarding to see a project transition from plans on paper to real progress in the field.
