Station 117
Franklin, MA

This site is located at the MBTA Commuter Rail Station in Franklin and was previously occupied by two multi-story office buildings and a lumber yard with warehousing.  Starting with a Land Planning phase in 2017, the 23-acre site was redeveloped into a residential apartment community consisting of 257 units located in six buildings with heights of 3 and 4 stories.  The development includes 433 surface parking spaces and 60 spaces located in ten 6-bay garages.  Amenity spaces include a clubhouse with an outdoor pool and grilling areas, as well as a dog park. Creative site design was needed to develop around the existing cell tower and provide sound walls between the residences and the commuter rail line.

Permitting included Zoning Board of Appeals Approval of Variances for Building Heights, Planning Board Approval of Special Permit / Site Plan Review, Conservation Commission Order of Conditions, MBTA License for Entry, and NPDES Construction General Permit.
